Reports & Financial Disclaimer

Please read this before relying on or sharing any PropQ report. It explains an important point: our reports are estimates to support your judgement, not professional advice or a regulated valuation.

1.Reports are estimates, not advice

In short: every figure PropQ produces is an estimate based on the inputs you enter and configurable assumptions. It is for information only — not financial, investment, tax, accounting, or legal advice, and not a regulated property valuation.

PropQ is a tool that helps real estate professionals calculate and present indicative return-on-investment scenarios. The returns, yields, costs, fees, and projections it displays are estimates and illustrations. They depend entirely on the accuracy of the inputs provided and the assumptions selected, and they may differ materially from actual results.

2.Not a regulated valuation or brokerage advice

A PropQ Report is not an official or independent property valuation and is not issued, endorsed, or regulated by the Dubai Land Department (DLD), the Real Estate Regulatory Agency (RERA), or any other authority. It must not be presented as such. Nothing in a Report is an offer, recommendation, or solicitation to buy, sell, or invest in any property or financial product.

3.No guarantee of returns

Real estate involves risk. Rental income, occupancy, service charges, fees, financing costs, capital appreciation, and resale values can change and may be higher or lower than any estimate. Past performance and market benchmarks are not a guarantee of future results. No outcome shown in a Report is promised or guaranteed.

4.Market data

Where a Report references market benchmarks or indicators, these may be derived from public or third-party sources such as DLD open data. Such data may be incomplete, delayed, sampled, or inaccurate, and is clearly the basis of an assumption rather than a statement of current value. We do not warrant third-party data. 5.Your responsibility

If you are a broker or agency using PropQ, you are responsible for the inputs and assumptions you use and for reviewing every Report before you rely on it or share it with a client or investor. You should make clear to recipients that figures are estimates.

If you are an investor or client who has received a Report, treat it as an illustration to support your own due diligence. Seek independent professional advice — financial, legal, tax, and a formal valuation — before making any property or investment decision.

6.Limitation of liability
